Project Manager

Job Responsibilities:

Classified as a regular full-time employee, the person in this position is responsible for the delivery of completed projects for clients, ensuring on-time delivery, profitability for the company, and leading an efficient, productive and safe field team. They will work closely with the Sales Manager and Project Planning Coordinator to achieve signed contracts with homeowners and profitably delivered projects. This person will manage multiple jobs at the same time as needed. Key job functions will include the following:

Sales support

  • Meeting with prospective clients at key stages of the sales process to gain their comfort and excitement for working with EverLife Home
  • Upselling the client, as appropriate, by making project enhancing recommendations as the project unfolds

Plan and budget development

  • Review plans and specifications to ensure what is being planned can be built, especially relating to code compliance and construction methods
  • Confirm measurements on-site with plans to confirm accuracy
  • Ensure that engineering is completed properly to support permitting process
  • Support Project Planning and Sales Manager in scope of work development including creating labor estimates, preliminary schedules and confirming materials and subcontractor estimates are accurate

Project management

  • Thoroughly study projects at contract signing hand-off to ensure all details are clearly understood, and prepare to launch projects with client, team members and sub-contractors
  • Apply for and obtain required permits, materials testing reports and any other required approvals or permits from the Authority Having Jurisdiction (AHJ) on a project
  • Oversee site set up and logistics, ensuring that the team keeps project sites clean, organized, safe, and efficient at all times, protecting all materials from all environmental conditions
  • Attain client sign off on final selections and facilitate materials orders with Project Planner
  • Create all subcontractor purchase orders with Project Planner and subs, ensuring all scope of work contract paperwork is in place with subs
  • Finalize and proactively manage project schedule in a manner that creates a quality project outcome in a cost-effective, efficient and safe manner
  • Inspect all delivered materials and work (in-progress and completed) to ensure it meets EverLife Home standards for quality, durability, and weathertightness
  • Communicate weekly (or more as needed) with clients regarding project status, schedule, and decisions that need to be made by client
  • Monitor ongoing project costs to evaluate alignment of estimate to actual. Alert Project Planner and company management to job cost results on a weekly basis
  • Proactively identify when change orders are required due to an unforeseen condition on site, or for client requested changes in scope of work. Work with Project Planner to develop them and attain client approval
  • Work with Project Planner and Sales Manager to develop a job cost report at the end of each project, and lead a “feedback loop” meeting with all team members
  • Refine EverLife Home production practices to increase project success, client satisfaction and margin
  • Write and refine standard operating procedures for all aspects of the production team’s duties

Subcontractor relations

  • Work with subcontractors in a manner that supports their business as well as ours and ensures a safe jobsite where clients are comfortable and happy with all extended team members on-site

Team Leadership

  • Create a high performance, supportive team environment by modeling “extreme ownership” for your team members and the company as a whole
  • Ensure all safety practices are being followed on a job site
  • Facilitate the career success of team members assigned to your production team, including teaching and training to enhance their knowledge, effectiveness and career advancement
  • Conduct field construction work with the team, when needed (always be ready and willing to belt-up and get work done to model how it gets done)

  • Have strong verbal and written communication skills
  • Display a positive/problem solving attitude at all times
  • Prioritize and manage many tasks in a logical, productive order of action
  • Possess robust organizing skills to track multiple moving parts of projects
  • Focus on accuracy and thoroughness of project delivery that results in quality with profit margin
  • Be attentive to customer service and satisfaction to achieve what the client desires in their home
  • Exhibit a tough work ethic and make progress on a task independently as well as with a team
  • Pursue knowledge in project management, industry codes, job cost tracking and construction methodologies
  • Be professionally presentable at all times wearing clean and well-kept company uniform while at client sites or in client meetings
  • Seek out feedback and coaching, and be able to provide feedback and coaching to team members in a positive manner

Prerequisites:

  • 5+ years of experience in residential remodeling or new home construction
  • High school diploma minimum—advantageous to also have a 2 or 4 year post-high school degree related to the construction field
  • Able to read plans, take accurate measurements, and understand scale conversions
  • Practiced at basic drafting
  • Proficient with basic math—algebra and geometry a must
  • Skilled with computers, internet-based programs and frequently used software including Excel, Word, Adobe Acrobat, Zoom and BuilderTrend
  • Legal to work in the United States
  • Maintain a valid driver’s license, automobile insurance and reliable transportation to access jobsites in a wide swath of the Portland Metro Area and Yamhill County
  • Practice key safety requirements while on job sites
  • Able to pass a pre-employment or random drug screening, and a non-smoker
  • This is a field-based position in conditions that are not always ideal—able to work effectively despite the weather or condition of the jobsite
